Green Building
This project included the demolition of an 1890’s Victorian home and the construction of a new 2,520 square foot home to replace it. The original plan was to remodel the old Victorian, however wear and tear from over 110 years of life had taken its toll on the structure and it could not be salvaged. The new home reflects the beauty and design intent of the original. The project team, owners, architect and contractor, set a goal to make this project as green as possible. This project has received Platinum certification through the US Green Building Council’s LEED for Homes program, with 105 points, one of the highest totals certified to date. Green features include: performance at 54% better than California Title 24; high performing shell with Icynene insulation, insulated house wrap and dual pane, low E windows; high efficiency modulating furnace; energy recovery ventilator; LED lighting; solar water heating with on-demand backup; cool roof; healthy interior finishes; extensive use of reclaimed and sustainably harvested wood products including 100% FSC framing lumber; concrete mix with 50% fly ash; and, water efficient plumbing and landscape designs.
